Project type · Garage / carport / annex

Garage, carport or annex

A freestanding structure is a small job with a large effect: it usually sits at the front of the plot and becomes the first thing anyone sees of the property. It is also the kind of project where a quick answer is worth more than a large design.

How we work on this

The path is short and the drawings are simple, because the job is simple. The time goes on placement, roof form and material — the three things that decide whether the structure defers to the house or competes with it.

This is where the project is decided

  • Whether the structure can stay under the threshold where no permit is required
  • Placement relative to the boundary, the drive and existing planting
  • Whether drainage or power has to be run to it
  • Whether an annex needs to be habitable — that changes the requirements markedly

Before there is anything to pay for

Before you commit

  1. Report

The free property report. Facts about the property — history, status, local plan and building rights — with no site visit and no charge.

  2. Conversation

We write down what you actually want. The report is the ground; your wishes are what shape the project.

  3. Offer

A fixed price on each stage. The price depends on the project, so it is worked out for yours — it is not taken from a list.

  4. Agreement

Only once the offer is accepted and the agreement signed does the work begin.

After the agreement: the path, stage by stage

A short path with simple drawings — often building rights, placement, and possibly drainage are the only real questions. For this kind of project we start with sketch design. Each stage is its own fixed-price agreement, so you can stop or extend as you go, and each has its own page.

  1. 01Free property reportA complete report on your property: history, current status, local plan and building rights, plus three costed scenarios with indicative price levels.
  2. 02Sketch designThe project's first architectural answer: plan, volume, and expression — designed individually for the property and the client.
  3. 03Permit design and building permitThe complete drawing and documentation set for the building application — and the entire municipal dialogue until the permit is granted.
  4. 04Technical documentationStructural, energy, fire, drainage, and ventilation documentation — delivered through managed subcontractors and coordinated by DK Arkitekter as a single responsibility.
