A new house on a plot with neighbours

A large share of the new houses built in Copenhagen go up where one already stands. Usually a house from the 1950s or 60s, dropped into a street from the 1900s to the 1930s where the rest of the road has an entirely different attitude to roof, wall and proportion. The plot is expensive, the neighbours are close, and the street already has an opinion about what a house looks like.

How we work on this

We draw the house for the street it will stand in. That is not a style and it is not a copy of the neighbour — it is a position that a new house should be able to answer what is already there: the fall of the roof, the character of the wall, how the house meets the pavement. Where there is no context to answer to, we are glad to build something plainly modern. We do not draw catalogue houses, and we do not reuse a house we drew for another plot.

  • Whether the existing house is preservation-worthy — that is not always visible
  • What the street does: roof pitch, material, where the houses sit relative to the road

  4. 04Design proposalThe sketch matures into a fixed design: geometry, materials, and main structures are settled as the basis for the permit set.
  5. 05Concept visualisationsSpatial visualisations of the project so decisions can be made on what you will actually see.
  6. 06Permit design and building permitThe complete drawing and documentation set for the building application — and the entire municipal dialogue until the permit is granted.
  7. 07Execution designThe main design package: drawings and specifications at the level of detail contractors need to build correctly and price firmly.
  8. 08Technical documentationStructural, energy, fire, drainage, and ventilation documentation — delivered through managed subcontractors and coordinated by DK Arkitekter as a single responsibility.
