Architect for an extension

An extension is judged from the street long before it is judged from inside. Most of the work lies in making a new volume belong to a house that already has a language of its own — roof pitch, brickwork, window proportion, the rhythm the facade is set in.

How we work on this

We do not repeat the existing house detail for detail, and we do not leave it unanswered either. The junction between old and new is the project: where they meet, how they meet, and what makes the new part look as though it had always been there. Where the house has nothing to answer to — the back, the garden, a place with no neighbouring context — the extension can be plainly of its own time.

This is where the project is decided

  • What the plot's building rights permit, and how much of it is already used
  • Distance to the boundary, and whether the project needs a dispensation
  • Whether the property is designated worth preserving, and what the local plan says about facade and roof
  • How the existing house is actually built — that decides what an opening costs

Before there is anything to pay for

Before you commit

  1. Report

The free property report. Facts about the property — history, status, local plan and building rights — with no site visit and no charge.

  2. Conversation

We write down what you actually want. The report is the ground; your wishes are what shape the project.

  3. Offer

A fixed price on each stage. The price depends on the project, so it is worked out for yours — it is not taken from a list.

  4. Agreement

Only once the offer is accepted and the agreement signed does the work begin.

After the agreement: the path, stage by stage

A typical extension path: property report, sketch, permit, and a drawing set contractors can price firmly. For this kind of project we start with survey and registration. Each stage is its own fixed-price agreement, so you can stop or extend as you go, and each has its own page.

  1. 01Free property reportA complete report on your property: history, current status, local plan and building rights, plus three costed scenarios with indicative price levels.
  2. 02Survey and registrationMeasurement and registration of existing conditions so the project is designed on an accurate basis.
  3. 03Sketch designThe project's first architectural answer: plan, volume, and expression — designed individually for the property and the client.
  4. 04Permit design and building permitThe complete drawing and documentation set for the building application — and the entire municipal dialogue until the permit is granted.
  5. 05Execution designThe main design package: drawings and specifications at the level of detail contractors need to build correctly and price firmly.
  6. 06Technical documentationStructural, energy, fire, drainage, and ventilation documentation — delivered through managed subcontractors and coordinated by DK Arkitekter as a single responsibility.
  7. 07Tender and pricingThe project is tendered to relevant contractors, and the offers are made comparable before you choose.
  8. 08Site supervision and client advisoryProfessional supervision on site and advisory at your side throughout construction — so the project is built as designed.
  9. 09Handover and as-built documentationA structured handover with defect review, completion filing, and consolidated documentation of what was built.
