Full renovation of a house
A full renovation is the job where it is easiest to take too much down. A house from the 1920s usually has something worth keeping — a plan, a stair hall, brickwork, a roof form — and something that should go, because it was never good. Telling the two apart is the actual architectural work.
How we work on this
We keep what is good and build on it. We do not preserve bad architecture because it is old. And we begin by registering what is actually there: how the house is built, where the loadbearing walls are, what has been altered along the way. That survey is what holds the budget together later, and it is the difference between a price that stands and a site full of surprises.
This is where the project is decided
- What is worth keeping, and what is only there because it has always been there
- How the house is built — loadbearing walls, foundations, roof structure
- Whether the envelope needs insulating, and what that does to the facade
- Whether the work should be staged so you can stay in the house
Before there is anything to pay for
Before you commit
- Report
The free property report. Facts about the property — history, status, local plan and building rights — with no site visit and no charge.
- Conversation
We write down what you actually want. The report is the ground; your wishes are what shape the project.
- Offer
A fixed price on each stage. The price depends on the project, so it is worked out for yours — it is not taken from a list.
- Agreement
Only once the offer is accepted and the agreement signed does the work begin.
After the agreement: the path, stage by stage
This is where rigor pays: registering the existing building and a coordinated design is the difference between budget control and unpleasant surprises. For this kind of project we start with survey and registration. Each stage is its own fixed-price agreement, so you can stop or extend as you go, and each has its own page.
- 01Free property reportA complete report on your property: history, current status, local plan and building rights, plus three costed scenarios with indicative price levels.
- 02Survey and registrationMeasurement and registration of existing conditions so the project is designed on an accurate basis.
- 03Sketch designThe project's first architectural answer: plan, volume, and expression — designed individually for the property and the client.
- 04Design proposalThe sketch matures into a fixed design: geometry, materials, and main structures are settled as the basis for the permit set.
- 05Concept visualisationsSpatial visualisations of the project so decisions can be made on what you will actually see.
- 06Permit design and building permitThe complete drawing and documentation set for the building application — and the entire municipal dialogue until the permit is granted.
- 07Execution designThe main design package: drawings and specifications at the level of detail contractors need to build correctly and price firmly.
- 08Technical documentationStructural, energy, fire, drainage, and ventilation documentation — delivered through managed subcontractors and coordinated by DK Arkitekter as a single responsibility.
- 09Tender and pricingThe project is tendered to relevant contractors, and the offers are made comparable before you choose.
- 10Site supervision and client advisoryProfessional supervision on site and advisory at your side throughout construction — so the project is built as designed.
- 11Handover and as-built documentationA structured handover with defect review, completion filing, and consolidated documentation of what was built.
